Convention Center Hotel Opportunity

Request for Qualifications - RESPONSE TO QUESTIONS


 

Below are responses to questions posed during the April 3rd informational meeting/site visit or submitted to the City via email through April 7th.

 

 

Q: Are engineering drawings of the parking structure available?

 

A: The existing parking arrangement, as depicted in the 2004 traffic impact analysis for the Conference Center expansion project, is included below. There are approximately 800 subterranean parking spaces and 7 loading docks. 300 of the parking spaces are available to the Sheraton Hotel.

 

Additional detailed engineering drawings are available for review at Pasadena City Hall, Room S116, Economic Development Division.

Q: Is a Phase I assessment available for the site?

 

A: Copies of the document can be made available upon request at City Hall, Room S116, Economic Development Division. Please contact Daniel Carlos at dcarlos@cityofpasadena.net to make arrangements.

 

 

Q: Is the Pasadena Convention Center expansion EIR available for review?

Q: Is the Sheraton Hotel Air Parcel Lease available for review?

Please note that this form of lease may or may not be the structure that is pursued for the new hotel opportunity.

Q: Are the existing Covenants, Conditions and Restrictions for the Convention Center site available for review?

Q: Is there a dedicated room block in Pasadena?

 

A: Has not been considered at this time.

 

 

Q: What is the Floor Area Ratio (FAR) of the proposed site?

 

A: The FAR for the proposed hotel location is 2.25. A map of the surrounding district FARs is provided below. For additional information about applicable development standards for this site, please review the Central District Specific Plan section of the Pasadena Zoning Code.

Q: Will height averaging and floor area ratio (FAR) be calculated across the entire Convention Center block or just the footprint of the proposed hotel?

 

A: While not definitive at this point, it is probable that height and FAR would be calculated across the Convention Center site rather than the new hotel footprint alone. With respect to FAR, the entire Convention Center site is split into two districts, one with an FAR of 2.25 (the northern portion, upon which the proposed hotel location sits) and another with an FAR of 2.00. Based upon initial estimates of development potential on Parcel 1 of the 2.25 FAR area only, there is remaining FAR capacity of up to approximately 280,000sf of additional development.

 

 

Q: Are there particular design guidelines relevant to the Convention Center block?

 

A: The Convention Center is located within the Civic Center/Midtown subdistrict of the Central District Specific Plan area. A link to the design guidelines for this subdistrict is provided below. It is particularly important to note the close proximity that a potential new hotel would have to the historic Civic Auditorium. All proposed building designs should respect the style and stature of the Auditorium structure.

Q: Will this project need to be LEEDTM (Leadership in Energy and Environmental Design) certified? At what level?

 

A: Pasadena’s Green Building Ordinance (Chapter 14.90 of the Pasadena Municipal Code) requires that non-residential structures greater than 25,000sf meet a minimum standard equivalent to a LEEDTM  Silver rating. Q: Which groups and individuals have expressed interest in this opportunity thus far?

 

A: The City is not at liberty to share this information at this time. A list of groups that formally respond to the RFQ may be made available following the April 24th submission deadline.
