trio mixed use developmentConstruction of new mixed-use project with 13,500 square feet of ground floor retail and 304 residential units in four new buildings.   Parking will be provided 1,350 spaces in 2-1/2 levels of subterranean parking.  On-grade parking on Madison will provide 10 parking spaces for use at the existing Sanwa Bank building.  Demolish two small existing retail buildings (approximately 12,000 square feet total) and the rear parking portion of an historic parking structure located on Madison Avenue (front retail portion to remain).

Project Approvals


Pre-development Plan Review held on October 10, 2000.  General Plan density allocation increase City Council with EIR, Statement of Overriding Considerations and Minor CUP for shared parking on April 17, 2002.   Concept Design Review approved on June 28, 2002.  Final Design Review completed on July 14, 2003.

Status


Demolition Permit and Foundation/Garage permit issued in February 2003.  Building Permit for apartments issued November 12, 2003.  Excavation and foundation work for subterranean garage underway. 

Project Completed.
