The applicant, Rusnak Pasadena, proposes to construct of a new auto dealership and auto service structure on a 4.4-acre site consisting of eight contiguous parcels (2915 E. Colorado Blvd.; 2914, 2926, 2932, 2940 & 2948 E. Walnut St.; 2929 & 2942 Nina St.; and 40 N. Sunnyslope Ave.). The proposed 60,230 square-foot structure would be two-stories and 36’-0” in height.  A second level parking structure and rooftop parking are proposed above the auto service portion of the proposed structure.  A total of 163 customer and employee parking spaces are proposed.  Outdoor display of vehicles is proposed throughout the site, including along Sunnyslope Avenue and Colorado Boulevard frontages, in conjunction with on-site improvements to include paving, landscaping, and lighting.  A detached 4,832 square-foot car wash structure is proposed at the northeast portion of the site, along Walnut Street, for exclusive use by the auto dealership.  The project would also include the vacation and incorporation into the project site the eastern terminus of Nina Street, east of Sunnyslope Avenue.


An Initial Study was prepared for the project and concluded that there will be less than significant impacts on the environment with the incorporation of mitigation measures; a Mitigated Negative Declaration has therefore been prepared.  Possible impacts on Cultural Resources, Hazardous Materials, and Tribal Cultural Resources were identified in the Initial Environmental Study.

Comments on the Initial Study and Mitigated Negative Declaration may be received in writing between Wednesday, July 6, 2022 and Wednesday, July 27, 2022; and at public hearing.
