Junior ADU

ADU Types

Junior Accessory Dwelling Units (JADUs) are allowed to be created within the walls of a proposed or existing single-family residence and shall contain no more than 500 square feet. All provisions of this section apply to Junior Accessory Dwelling Units:

a. Maximum 500 square feet in size.

b. One Junior ADU is allowed per residentially zoned lot that included an existing or proposed single-family dwelling.

c. Must be constructed within the existing walls of the proposed or existing single-family residence.

d. Must include an efficiency kitchen, which shall include all of the following:

    • a cooking facility with appliances
    • a food preparation counter and storage cabinets that are reasonable size in relation to the size of the junior accessory dwelling unit

e.  Must include a separate entrance from the main entrance to the proposed or existing single-family residence.

f.  May share a bathroom if, a separate entrance from the main entrance to the structure, with an interior entry to the main living area, is provided.

g. Property must be owner-occupied unless owned by governmental agency, land trust, or housing organization.

h. For proposed junior accessory dwelling units, the property owner must be an owner occupant and reside in either the residential dwelling or in the junior accessory dwelling unit. Owner-occupancy shall not be required for the junior accessory dwelling unit if the owner is a governmental agency, land trust, or housing organization.

Single-Family Zoned Lots with Two Detached Single Family Units

  1. One (1) accessory dwelling unit or one (1) junior accessory dwelling unit is permitted per lot
    1. One (1) junior accessory dwelling unit may be combined with one (1) detached, accessory dwelling unit
