June: Termination Notices and Requirements

An eviction notice labeled “Notice to Quit” is pinned to a wooden door. Beside the image, a blue graphic reads: “June Tip of the Month — Termination Notices and Requirements,” along with the Pasadena Rent Stabilization Department logo.

What Must Be Included in a Termination Notice?

Many rental units in Pasadena are covered by Just Cause eviction protections. When serving a termination notice for a covered unit, landlords must include specific information required by Pasadena's Charter Article XVIII. Understanding these requirements can help tenants better understand their rights and help landlords ensure notices are properly issued.

What Must Be Included?

Termination notices for covered rental units must:

  • Inform the tenant of the existence of Pasadena's Charter Article XVIII.
  • State the specific just cause reason for the termination of tenancy.
  • Comply with applicable California notice requirements and timelines.
  • Inform the tenant that assistance is available from a Rent Stabilization Department Housing Counselor.
  • Include the Rent Stabilization Department's contact information:

Notice Requirements

State law generally requires:

  • 30 days' notice for tenancies of less than one year.
  • 60 days' notice for tenancies of one year or longer.

Certain no-fault evictions, such as owner or qualified-relative move-ins and the permanent withdrawal of a rental unit from the rental market (Ellis Act), may require additional notices and procedures.

Important Reminder

Under Section 1806(k) of the Article XVIII, landlords must file a copy of the termination notice with the Rent Stabilization Department within three days of serving the notice on the tenant. Notices may be submitted through the Eviction Notice Portal.
